Today a ground-breaking ceremony signalled the start of construction for an industrial firm. The long-term tenant, H-TECH SYSTEMS, will be manufacturing, testing and storing components for the production of hydrogen. As part of MAN Energy Solutions, the company specializes in the development and manufacture of PEM electrolyzers for the production of green hydrogen. Garbe Industrial Real Estate and Jebens Gruppe have formed a joint venture to develop the site. Grossmann & Berger, member of German Property Partners (GPP), brokered both the establishment of the joint venture and the rental agreement with H-TEC. As lead broker, Grossmann & Berger has been granted the exclusive commission to market the commercial building sites in the estate ‘Victoria Park Hamburg’.
Modern production and development site
H-TEC SYSTEMS will open its ‘Stack Manufacturing & Development Centre’ at the new site. Several hundred employees will be engaged here in the development, manufacture and testing of PEM electrolyzer stacks. Stacks are at the core of PEM electrolyzers. The company makes these at its headquarters in Augsburg.
The new facility is to be built on a 61,000 m² site in ‘Victoria Park Hamburg’ located in the north-east of Hamburg on the border with Schleswig-Holstein. On this industrial estate Garbe Industrial Real Estate and Jebens Gruppe are developing a multi-user campus, initially to consist of two new-builds. The larger hall, let to H-TEC SYSTEMS, is around 11,400 m² in size. In addition there will be 6,200 m² of space for offices and social facilities plus a large roof terrace covering 300 m².
A combination of trade and leafy surroundings
‘Victoria Park Hamburg’ is designed to be sustainable. To produce renewable energy, photovoltaic arrays generating up to 2.2 megawatts will be installed on the two buildings planned and on the adjoining car park. The roofs and façade of the car park building will be planted; rainwater collected in cisterns is to be used to water the planted areas. The car and cycle parking bays will be prepared for the installation of charging points. Pleasant outdoor areas for breaks and a 300 m² roof terrace complement the design concept.
